PROJECT OVERVIEW
A 10,000sqft residential fit out across four floors in St John’s Wood, demanding a high specification of bespoke joinery, complex MEPH coordination and specialist artisan work throughout.
The centrepiece of the property is a feature staircase combining architectural metalwork, GRP mouldings, and a fully bespoke plaster artwork running along the staircase. Extensive bespoke joinery houses MEPH elements that have to be concealed within the units while remaining accessible.
OUR ROLE
We were appointed by Higginsongrey to carry out a technical review of the design at tender stage, followed by design management through the construction phase. Much of our focus has been coordinating bespoke joinery and the services within it, alongside the specialist trades delivering the feature staircase.
- Carried out a pre-construction technical review, interrogating the design information to test buildability and identify risk before work started on site.
- Managed the design through the construction phase across all four floors, bringing the technical information together as bespoke elements developed.
- Ran a series of coordination workshops with the client-appointed joiner, bringing a specialist maker into the contractor’s process without compromising the quality of the joinery.
- Coordinated the MEPH elements housed within the bespoke joinery, resolving how services are concealed within the units while remaining fully accessible for maintenance.
- Coordinated the feature staircase, where architectural metalwork, GRP mouldings and a bespoke plaster artwork running the full height of the stair had to be delivered as a single piece of work.
- Produced sketch details to resolve complex junctions between bespoke and standard elements, so the trades could install from agreed information.
- Acted as the technical link between the contractor, the design team, the client-appointed specialists and the artisans delivering the bespoke work.
THE VALUE WE ADDED
- Risk understood before work started. A technical review ahead of construction gave Higginsongrey a clear view of buildability and design risk, rather than discovering it once trades were on site.
- Specialist makers brought into the process. We worked with the client-appointed joiner to coordinate their work, ensuring their quality reached site without disrupting the programme.
- Specialist joinery and MEP coordination. We coordinated extensive MEP equipment to integrate seamlessly into new luxurious joinery throughout the property, whilst maximising room and joinery space and function.
- A feature staircase delivered as one piece. We coordinated metalwork, GRP mouldings, and a full-height bespoke plaster artwork as a single element, rather than three trades meeting for the first time on site.
- Design intent protected through delivery. On a project defined by its bespoke elements, close control of the technical information meant the designed detail was controlled during the build.
