PROJECT OVERVIEW

A 10,000sqft private residence in Mayfair, remodelled through complex structural alterations, external refurbishment and high-end finishes throughout.
The defining element is the basement spa, where brick slips, traditional brickwork, natural stone and bespoke glazed screens meet in a series of intricate interfaces. Each material carries its own tolerances, fixing requirements and installation sequence, and each was delivered by a different specialist trade.

OUR ROLE

Coniston appointed us to provide design management, document control, and technical support from RIBA Stage 4 through Stage 5. Much of our focus was the basement spa, where coordinating several specialist subcontractors, the client team, and the delivery architect was crucial.

  • Managed the design from Stage 4 through to completion of construction, holding the technical information together as the design developed on site.
  • Coordinated the basement spa, bringing multiple specialist subcontractors, the client team and the delivery architect overseeing the space into a single coordinated process.
  • Ran a series of coordination workshops to resolve the interface between brick slips, traditional brickwork, natural stone and bespoke glazed screens.
  • Produced sketch details to resolve complex junctions.
  • Maintained document control across a continuously developing design, giving the contractor and the wider team a reliable source of current information.
  • Acted as the technical link between the contractor, the client team, the delivery architect and the specialist trades.

THE VALUE WE ADDED

  • Collaboration to the detail. Workshops and sketch details settled the spa interfaces in advance, so complex junctions between four different materials were installed correctly.
  • A single point of coordination. Specialist subcontractors, the client team and the delivery architect were brought into one conversation, rather than each resolving the same junction differently.
  • Design intent carried through to the finish. Attended site weekly throughout construction, working directly with the bricklayers and finishing trades to make sure the detail was built as it was drawn.
